Strategic marketing and expert pricing help your rental attract qualified tenants quickly while maximizing long-term return. We advertise your rental on 20+ websites including the Zillow Network with polished photos and a video tour. Prospective tenants can schedule a showing online and have easy access to view the property through our secure key box showings. Prospective tenants can call in to our leasing line 24/7 if they need assistance. We also have a dedicated leasing coordinator to assist prospective tenants through the application and approval process.

We are able to coordinate any work that needs to be done to get your property into a rent ready condition in line with our property standards. This includes painting, flooring, repairs, house and carpet cleaning, etc.

Our thorough screening process evaluates each applicant carefully to place reliable tenants and reduce future issues. We screen tenants with a four pronged approach including: Income/Employment, Credit History, Criminal Background, and Previous Landlord References. We use state of the art bank encryption software to verify income directly from an applicant's bank account.

Rent Collection

Rent Collection

We manage rent collection and enforcement so your income is consistent, on time, and hassle-free. Tenants are able to pay their rent online through our tenant portal to make it easy and convenient for them. We distribute funds to you monthly on the 10th of each month or the following business day if the 10th falls on a weekend or holiday.

Maintenance Service

Maintenance

Our responsive maintenance coordination protects your property and preserves its value while providing excellent customer service to tenants. We have a dedicated maintenance coordinator to handle all incoming tenant service requests. We verify the issue, troubleshoot, and then dispatch once an issue is confirmed. We use vetted, third party vendors who provide quality service at a reasonable price. We also have a 24/7 maintenance emergency hotline, so your property is always protected.

24/7 Emergency Response

When a maintenance issue arises that requires emergency response we have you covered. We have a 24/7 emergency dispatch hotline that is monitored around the clock. Typically emergency response is reserved for loss of heat in the winter, loss of AC in the summer when outside temps are above a certain threshold, flood, and fire. We make sure issues qualify for emergency dispatch before sending a vendor.

Clear, detailed financial reporting gives you full visibility into your investment through a secure owner portal. We provide a monthly income statement and an annual year end consolidated report as well as a 1099.

Eviction Protection

Eviction Protection

If an eviction becomes necessary, we manage the process efficiently and work quickly to re-rent the property. While evictions are rare in our portfolio (less than a 1% eviction rate) we have an expert attorney on retainer to handle evictions.

Property Evaluations

We conduct evaluations of your property to ensure we document conditions as needed. Our move in evaluations are conducted just a few days prior to a new tenant moving in to thoroughly document the condition prior to them occupying the property (including 360 degree photos of interior rooms). Move out evaluations allow us to check for tenant damages beyond normal wear and tear and create our turn maintenance list to get the property rent ready. We also offer opt-in tenant occupied evaluations to check on your investment while tenants are living there.
