Vendor invoices and receipts are included with monthly owner statements and are accessible at any time through the secure Owner Portal for full transparency.

Property Evaluations

We conduct several types of property evaluations to ensure we document conditions as needed.

  • Move-in Evaluations: conducted several days prior to a new tenant moving in to document condition of the property including 360 degree photos of interior rooms
  • Move-out Evaluations: conductions 1 to 3 business days after a tenant vacates a property to inspect for damages above normal wear and tear and to create rent ready work orders to prepare the property to be listed for rent again.
  • Tenant Occupied Evaluations: this is an opt-in service which allows us to check on your property while it is tenant occupied up to three times per year. We assess property condition, lease violations, safety/liability concerns, significant damage or condition issues. We follow up with tenants to correct issues that need their attention and provide property owners feedback on owner obligations that may need attention.

We screen tenants with a four pronged approach including: Income/Employment, Credit History, Criminal Background, and Previous Landlord References. We use state of the art bank encryption software to verify income directly from an applicant's bank account.

We have a dedicated maintenance coordinator to handle all incoming tenant service requests. We verify the issue, troubleshoot, and then dispatch once an issue is confirmed. Clear, detailed financial reporting gives you full visibility into your investment through a secure owner portal. We provide a monthly income statement and an annual year end consolidated report as well as a 1099.

If an eviction becomes necessary, we manage the process efficiently and work quickly to re-rent the property. While evictions are rare in our portfolio (less than a 1% eviction rate) we have an expert attorney on retainer to handle evictions.
